Whether you’re buying move-in ready or custom-building your dream home, there are a few things you should keep in mind to make sure you have a successful outcome.

Hire the Right Realtor

Here’s why: Realtors have an in-depth knowledge of everything having to do with real estate. This includes handling the paperwork, scheduling the tours, and taking care of any negotiations.

This comes in handy when it comes to new construction. Typically, when buying new construction, it’s very difficult to talk the builder down in terms of price. However, with the right negotiation, you may be able to gain extra upgrades or additions to your new home at no additional price.

Thoroughly Research the Builder

You want to know what you’re getting yourself into. If the building company has more than 5 reviews with the same issue, you can expect that issue to be present in your new home. Don’t be afraid to bring these up when negotiating with the builder.

Check the Better Business Bureau, review websites like Google or Facebook, and any other information websites to see what you can dig up about the builder.

Afterwards, Research the Area

It never hurts to be well informed though! Regardless of where you’re buying a home, you should thoroughly research the surrounding area to see what it’s like to live there. It’s also important to determine future commute times, and whether your necessary amenities (grocery stores, the gym, etc.) are nearby.

Look Into Alternative Lenders

Don’t rely on the builder’s recommended lenders. Whenever you’re looking to apply to a mortgage, we recommend speaking with at least two different lenders in the area.

This way, you can be sure you’re getting the best possible deal for your situation.

Get Everything on Paper

Have your Realtor, and your lender, carefully review any financial paperwork.

If you’ve negotiated with the builder to have extra custom features installed, be sure it’s on paper! Anything that’s no on paper may not end up in the final product.
